Switched property managers mid lease. Here is how it went

Our old manager took two weeks to answer a hot water fault. We switched mid lease. It took a month of notice, a handover of keys and the bond details, and a letter to the tenants. The new agency charges a little more but calls back the same day. Worth it.

Check the notice period in your management agreement before you switch. Some are 60 days.

Did the tenants mind? I worry about unsettling good tenants.

They were relieved, honestly. Same lease, faster repairs.

What did you ask the new agencies before choosing?

How many properties each manager looks after, how they handle urgent repairs, and to see a sample routine inspection report.

Great list. Thanks for writing it up.
