New rail line announced near us. When do you act?

A new station has been announced about a kilometre from a suburb we like. Do you buy on the announcement, at funding, or once it's built?

Announcements change. I wait for funding and a construction timeline at least.

Some of the price moves on the announcement, some on completion. Buying at funding is a reasonable middle.

Check the construction years too. Two years of a building site next door can hurt rents.
