How do you check zoning and overlays before an inspection?

Nearly bought in a flood overlay last year without realising. In Victoria I now start here: planning.vic.gov.au A free property report there shows the zone and every overlay. What do you use in other states?

NSW has the planning portal's spatial viewer. Search the address and turn on the hazard layers.

Brisbane City Council has a flood awareness map. Check it even if the listing says nothing.

In WA I check the local council's scheme maps and the bushfire prone areas map.

Heritage overlays matter too. They can stop the renovation you were planning.

And read the vendor statement before the auction, not after. In Victoria it lists the zone and overlays.
