Regional Victoria shortlist: Geelong, Ballarat or Bendigo?

Budget around 600k for a house on its own land. I spent last weekend driving all three. Photos from Ballarat below. Geelong has the jobs and the train, Ballarat has the price point, Bendigo has the hospital and the uni. Where would you lean, and why?

Ballarat local here. The east side has the older weatherboards at your budget. Check the train times if you're counting on Melbourne buyers later.

For data I start with the ABS dwelling values series before I look at listings: abs.gov.au/statistics/economy/price-indexes-and-inflation...

Bendigo rents held up better than I expected last year. Vacancy was very low when I looked.

Geelong's outer suburbs have a lot of new estate supply. I'd stick to established streets.

Whichever you pick, walk it on a weeknight as well. Different place after dark.

Thanks all. Leaning Ballarat east. Here's the view from the lookout over the area I liked.

Good choice. Message me if you want a local's view of particular pockets.
